Requirements for the Sale

These two properties (the house and next door lot to be sold with it) are part of Bella Vista Property Owner’s Association, which requires association fees, and which offers benefits (https://bellavistapoa.com/ ). The total fees at present are $56 per month for both lots ($40 – developed lot, $16 – undeveloped lot).

      This sale will include restrictive covenants requiring continuance of the native garden and prohibiting building development on the undeveloped lot. Property Upgrades Made by the Current Owner

Since acquiring the property in 2019, the owner has replaced almost all flooring with permanent hickory solid hardwood or porcelain, painted all interior walls a warm neutral white which serves as a rich canvass for your wall hangings, replaced the roof and gutters, added a sunroom with skylights, installed solar roof panels, replaced the hot water heater and HVAC systems, added a Mini-split heating and air unit in the garage, and added two outdoor fountains.

      The bathroom sinks have been replaced with modern vessels in black granite, white stone, and green glass. The master shower is now porcelain, and all bathroom cabinets and fronts have been replaced with updated Alderwood hardwood cabinets treated only lightly with Tung seed oil. The new bathroom cabinets are topped with sea green granite. The walls in the master closet were replaced with cedar, and a skylight installed in the front bedroom for extra light. A full kitchen sink with garbage disposal and reverse osmosis water filtration have been installed downstairs, with a new Alderwood cabinet in light ebony stain. The outdated first floor railing and stair rail, along with all wall bases were replaced with Poplar wood, and the paint grade doors were discarded for doors of solid core pine. The highly functional cabinet knobs installed by the owner in the kitchen and bathrooms come from the earth’s stones and were prepared by a Michigan artist in colors of forest green and mountain midnight. The top kitchen cabinets now have modern fronts, and all cabinets were repainted a rich dark brown.

      The owner has converted the front yard from a stone yard, permeated with weeds, to an enchanted native garden with a berm which holds several large perennials and grasses, and Arkansas native annuals and perennials stretching across the front of the garden and connecting with the undeveloped lot next door with its own thriving native garden. To accomplish this, several truckloads of mulch mixed with compost were spread over the front yard resulting in a rich dirt which now accommodates scores of natives including goldenrod, aster, sage, hazelnut, and holly. The first native pear tree is now giving fruit and there is plenty of room for the new owner to expand the orchard.
